A useful villa automation quote should describe the equipment, the work and the finished experience. A total price and a list of brands are not enough to compare two proposals fairly.
For an existing Dubai home, ask each installer to quote against the same room-by-room brief. Mark anything that has not been surveyed as an assumption, so an attractive initial number does not hide a different scope.
Count the things being controlled
List lighting circuits rather than simply the number of rooms. Record whether each circuit needs switching or dimming. Count AC zones and identify the controller types. For curtains, record window dimensions, track arrangements, motor quantities and power provision.
Also count the keypads, sensors, hubs, network access points and any required cabling. A bedroom with two curtain tracks and several lighting circuits is a different scope from a room with one controlled light.
Separate equipment from the work
Ask for installation, configuration, scene programming, commissioning and training to be visible in the proposal. Confirm logistics, access arrangements and who repairs finishes after cabling or mounting. If landlord, building or community permissions are needed, name the party responsible.
Fabric, decorative light fittings, new electrical circuits and upgraded internet equipment should be clearly included or excluded. An exclusion is manageable when you know about it before the deposit.
Compare the same result
Imagine two offers for an evening routine. One includes dimming, curtain closure and a physical keypad; the other only groups smart bulbs in an app. Those are different outcomes even if both are described as a living-room package.
Give both installers the same short acceptance list: what one button does, which rooms it covers, how someone uses it manually and what happens if the internet connection fails.
Settle handover and support
The proposal should identify the contracting installer, equipment warranty, workmanship warranty and support contact. Ask which accounts the homeowner controls, what documentation is handed over and whether configuration backups or project files are accessible under the chosen platform.
- Define the payment milestones and acceptance process.
- State subscription and licence costs separately.
- Record the process for substitutions and variations.
- Specify fault response expectations rather than assume unlimited support.
